Grand Georgian with Major Changes

A large and important Grade 2 Listed Building noted in Pevsner's Buildings of England, having being built by the then Dean of St. Pauls. This building had been compromised by bad C20th additions and the loss of it's main drive, which made the front of the house redundant. It had also been let go and was in need if a major investment in restoration, so this was the perfect time to re-evaluate and redesign for the future.

Brought in to project manage, Guy's first move was to move away from the current architects who were not getting things right. Working closely with the Local Authority Senior Conservation Officer and a good but as yet unproven local architect, we formed a scheme to change the front of the house to the back. The changes were extensive and visionary in giving this very tired house new life.

Work involved a new roof, large areas of under floor heating (UFH), two large wood pellet boilers, Solar PV, a large modern glass kitchen conservatory (Glass Box), re-configuring of rooms with ensuite and family bathrooms, a modern conditioned wine cellar, new modern front door and porch. The renovation was thorough and thoughtful with complete window renovation as well as all internal joinery and flooring. Outside a new swimming pool, complete renovation of the coach houses into self contained accommodation, a renovated glass house and walled garden with formal beds and a tennis court.

The house was serviced by a new driveway and parking at the front, with park railings and new gardens designed and laid out.

I project managed this with a large team of dedicated local builders and craftsmen hand picked and managed by me, this created large savings on the budget, there being no main contractor overheads.
