

My Project Management & Consultation
Construction is exciting and working for private individuals becomes a team effort and the results rewarding in a very personal way. My aim is to inform and empower the client, so they feel in control of their project and to make it an enjoyable experience rather than an out of control project with a runaway budget as often happens.

I work with local clients and clients living and working abroad who are building a home for their return. My initial focus is fully understanding what they want and what their needs are and then moving this forward into the project. Confidentiality is a key part of my work, as building a home is a very personal matter as is the handling of money, budgets and the design process.

The added value I give to a project and the sensible savings made by managed procurement, methodology and contracts will be greater than my fee in most cases. Standard construction industry practice is not for the faint hearted, it can alienate the client and is an expensive way of building a house. Thinking creatively and outside the box and working with the client in a personal and collaborative way can bring great rewards when done properly.

Permissions and the progress through the Planning Approval labyrinth is where I have a lot of experience. Listed buildings or building in a conservation area or sensitive location is my area of expertise, this is not easy and can be a lot of work - I have had no refusals to date.

The world is changing, Climate Change is upon us, housing plays an important role and good well thought out solutions to sustainability are becoming available for us all to embrace and be apart of. These are important and exciting times and I for one want to be apart of this drive towards a sustainable world. I will not entertain working on a project that does not have this goal as a main part of it's agenda, but it is really not that difficult or expensive and legislation will eventually make it essential.

I work in various CAD drawing applications and will generate and markup architect's and engineer's drawings as a part of the design and construction process. I will also generate all the information and graphics for a planning application, which in some cases will result in large well designed documents, community consultation presentations with detailed well considered arguments.

My rates are in line with standard Project Management charges and come with fully insured Professional Indemnity for all advice and work carried out during a project.

Listed Buildings; what should stay and what should go, what rights or obligations do you have as an owner. Where does the Conservation Officer need to be informed and what should the builders not be touching, this all needs dialogue, clear instructions and monitoring.
Working closely with the right engineers is important, knowing the technical language and the materials is essential. The Dorset coast is naturally unstable with defined planning instability zones, how to deal with this in a cost effective way can be critical on projects with controlled budgets.
Things can get complicated with a lot of different trades working at different times. Communication and co-ordination stop costly mistakes, waiting time and oversites, constant checks with a good overview will keep things on course with an efficent and importantly a happy site.
From concept through planning to construction phase, CAD drawing files are the industry standard. How to create, convert, understand, adapt and present to everyone from clients, planners, utility companies and builders is very important. For the Project Manager to be proficient and engaged in this process helps speed things up and saves costs and fees.
CDM (Construction Design and Management Regulations) are paramount and a legal requirement for even a small site. Tidy and well managed sites are safe for all, avoid mistakes and are efficent. The ethos of a site must be good and kept on course by good project management. The outcome will be a well built property, constructed by responsible and happy builders who will enjoy working on your project.
My Project Management area of work are parts of Dorset, Devon and Somerset and includes the following areas: Lyme Regis, Charmouth, Bridport, Dorchester, Cerne Abbas, Sherborne, Yeovil, Evershot, Beaminster, Crewkerne, Ilminster, Chard, Axminster, Yarcombe, Honiton, Ottery St. Mary, Budleigh Salterton, Sidmouth, Seaton.
I can also consult on larger projects further away from my base in Lyme Regis.
